What questions should you ask when replacing a roof?

Changing out a roof isn’t something you do every year. It’s a big job, and you’ll want to make sure it’s done right the first time. I’ve seen plenty of people jump at the cheapest quote, and six months later they’re back with leaks or damp patches. The best thing you can do before you hire anyone is ask a few straight questions.

1. What materials are you putting on the roof?

Not every slate, tile, or flat roof system is the same. Some of the budget stuff looks fine for a while but won’t hold up in Cork’s wind and rain. If a roofer can’t tell you why they’re using a certain material, that’s a red flag. A proper slate or EPDM rubber might cost a bit more, but it’ll save you hassle down the road.

2. What’s the plan for insulation and ventilation?

It’s not just about what you see on top. If the attic doesn’t breathe properly, you’ll end up with mould, damp smells, and high heating bills. I’ve torn off roofs that looked brand new on the outside but were rotten underneath because nobody thought about ventilation. A decent roofer should explain exactly how they’ll keep the space under your roof dry and warm.

3. What’s included in the price?

This one catches a lot of people. You’ll get a cheap-sounding quote, then halfway through the job they hit you with “extras” for scaffolding, waste skips, or even the flashing around the chimney. Suddenly the price is doubled, and you’re stuck. Always ask for a full breakdown before you say yes.

4. How long will it take?

Roofing is weather-dependent, no getting around that. But the crew should still give you a rough timescale. Ask how many lads will be working on it, and what the plan is if the rain comes halfway through. A good team will cover you up properly and keep the job moving.

5. Do you stand over your work?

Any roofer worth their salt should give you a guarantee. Materials usually come with one, but the workmanship matters just as much. If someone’s afraid to put their name on the job, you’d have to wonder why.
